The region's estimated housing base of 414,000 units increased by almost 38,000 units between 2000 and 2005 (+10%). The region's housing stock differs somewhat compared to Wisconsin's in terms of its "use". Wisconsin is known to have a considerably higher than national average share of seasonal/recreational housing (6.3% of its total housing units ). Only a single MCR county, Sauk County, exceeds the statewide seasonal housing share as most regional counties are not as seasonally volatile in terms of its population base, and thus have low shares of seasonal/recreational housing.
Regional home sales through the first three quarters of 2007 are down approximately six percent compared to 2006 though the market could still be characterized as least somewhat resilient as national sales numbers have been much more sluggish in comparison. The estimated median MCR home sales price was $185,600 through Q3/2007, which is approximately $1,300 higher than the estimated price through the first three quarters of 2006 (+0.7%).
Housing growth in the Madison Region has mirrored its expanding residential base exceeding statewide growth between 2000 and 2005 and given the region's projected, robust population growth, the region should continue to post better than average housing growth. Dane County, alone, added 23,000 housing units over this five-year period, which was almost twice the numeric growth of the county adding the second highest number of housing units.
